How to Become a LISTing Success

The most import factor in have a successful business is to keep adding you list of new prospects everyday (yes you read it correctly EVERY DAY). Networking is habit that has to be constant habit and become part of your daily routine., the art of connecting with your targeting audience is continues cycle.

Recently met a real estate agent who was distributing postcards my neighbourhood, took the time to approach him ask him about his business and gave him my card, and offered him a referral.

Above is a great example of adding a resource to my list and potential cross-marketing opportunity in the near future.

During my presentations I share the P-A-R strategy and emphasize its “Success Cycle” and you do it over and over again.Engaging the activity of continuous effort.

Present – Have a business card everywhere you go. You never know who you meet and who they may know

Attitude – Entering any situation with a positive attitude will enhance your ability to connect with prospective clients and grow your business relationship with them.

Respond – The ability to Ask and listen and have an engaging conversation will make it more of a memorable and easier when you follow-up.

We are in the 21st century and media had change and evolved with the times. No matter what day or year it is. It’s all about people connecting with people building successful relationships.

Finding you niche in that market will bring you clarity you need to be adding your list and closing sales. There are more resources available to the buyers and sellers which makes more challenging for the real estate agents provide the best price and service.

Social media has drastically changed how house are being viewed, sold and evaluated. Finding ways to make sure you clients understand the information your email or speaking to them about is crucial to build a successful sale.

Competition will never disappear; the opportunity is there to have an effective professional image and service where you understand your clients needs.

Carrying your business cards everywhere you are ready and able to networking anywhere which is clear advantage in these economic times where word-of-mouth marketing is and still remains the most powerful and effective referral source.

Commercial and Retail Property Managers – The Things You Must Do Every Day

Commercial property management is a complex job. Most days are very busy and require good time management skills on the part of the property manager. Many come unstuck through ineffective control of their diary and tasks. Stress is the result and careers can be shortened.

There are a small number of key things that should be done every day by the manager as part of the property management process of commercial and retail buildings. Here are some of the main ones:

  1. Checking of the arrears as they apply to all tenants in the buildings
  2. Following up on the strategies and results of leasing of any vacancy
  3. Monitor the payment of accounts as they apply to the maintenance of the building and cross reference them to the building budget
  4. Keep the landlord appraised of current property issues
  5. Talk to the major and anchor tenants in your key properties
  6. Check any outstanding lease documentation or the associated issues of assignment or sublet that may be current
  7. Look for any rent reviews or options that are coming up in the next 12 months and start planning for that activity
  8. Follow up on maintenance works in your buildings
  9. Undertake routine property inspections of the portfolio taking appropriate notes on any items that have to be actioned
  10. Communicate with tenants on any outstanding issues taking notes of the response or comments that they raise
  11. Prepare reports for the landlord on any critical items

It’s very easy to see that the commercial property manager is quite busy on every working day. That is where effective time management and task management becomes critical.

Best Practice?

One of the best business practices I have come across in managing several large and top end property teams is to keep their working days basically very simple. That says that the work practices can be simplified into two basic windows of time. That is between 7.00 AM and 12.00 PM, and 1.00 PM to 6.00 PM. Let’s look at that.

One of the most challenging aspects of commercial management is that the documentation and file processes takes up a large part of the working day. Uncontrolled documentation and records will quickly derail and destroy the property manager. Most managers do not have personal assistants to help them with the paperwork.
